Mississauga’s Lakeview Village master plan greenlit by city council
A major mixed-use development slated for Mississauga’s waterfront community received approval from city councillors last week, pushing the 177-acre project another step ahead.
On Monday, November 8th, Lakeview Village was granted draft plan and official plan amendment approval, in addition to zoning by-law endorsement, at a public planning and development committee meeting. The plans were then given formal consent two days later in the City of Mississauga’s council chamber, according to a press release issued by the development team.
Thanks to the approvals, the development partners can now move forward with building the future community which will deliver thousands of new residences, parkland and commercial space south of Lakeshore Road East near Hydro Road.

Toronto-Area Home Sales Break November Record as Prices Surge to All-Time High
November was another record-setting month for real estate in the Greater Toronto Area, with sales and average selling prices climbing to new highs as available listings continued declining across all market segments, intensifying the region’s supply shortage.
Last month, home prices hit a new all-time high, soaring by nearly 22% annually, as the 9,017 recorded transactions also marked a new sales high for the month of November, the Toronto Regional Real Estate Board (TRREB) announced Friday.
New listings dropped on a year-over-year basis — down by 13.2% to 10,036 in November, with double-digit declines for low-rise home types and condominium apartments.
The lack of new supply drove prices even higher, with the average selling price for all home types — including detached, semi-detached, townhouses, and condos — rising to $1,163,323, up 21.7% compared to last November’s average of $955,889 and up about $8,000 month-over-month.

Inflation Remains Top Concern for 2022
Inflation remains the overarching concern as the global economy recovers from the COVID-19 pandemic, according to a report from RBC Economics.
“In the advanced economies we cover, there have been many bumps on the road to recovery,” reads the report. “The discovery of the most recent variant of COVID-19, Omicron, cast another shadow on the outlook, though it remains unclear whether steps beyond travel restrictions and increasing vaccination rates will be required. Should broad-based curbs on activity result, it would delay when Canada, the US, UK, and Euro-area fully recover their pandemic-related losses into 2022.”
According to RBC, the sharp rise in inflation this year has characterized the global economy. Canada’s inflation rate hit a 19-year high in October, with price gains broadening, says the bank.

3 Kitchen Upgrades Perfect for the Holidays - and for Selling Your Home
What do buyers want? According to a 2021 report, dual fuel ovens, touchless faucets, and smart appliances. These items and more have been shown to fetch higher prices in home sales, in part because the pandemic has curtailed dining out and reintroduced us to our kitchens. If you happen to be selling during the holidays, highlighting these features could help entice buyers who love to host. And if you have no plans to sell just yet, these items still may be worth putting on your holiday wishlist.
Upgrading kitchen appliances alone can carry as much as a 3.2% sales premium. As of October 2021, the typical U.S. home was worth $312,728, meaning a buyer might pay up to $10,000 more for a home that mentions new appliances in its listing description. Here are three additional valuable kitchen upgrades sellers should know about:

Here are three additional valuable kitchen upgrades sellers should know about:
Dual fuel range
An alternative to an all-gas or all-electric stove, the dual fuel range incorporates both. Gas stoves use gas for both the stovetop and oven. While gas stove tops are a must for most serious cooks, gas ovens can be inconsistent, with temperatures that often fluctuate. Electric ovens provide more precise temperatures and more evenly distributed heat — no more worrying about the internal temperature of the holiday roast. Dual fuel ranges retail between $2,000 and $2,500 and could deliver a 2.2% sales premium when mentioned in the listing.
Touchless faucets
Seen as a hygienic, high-tech alternative to manual faucets, touchless kitchen faucets operate with a motion sensor, so the water comes on when it senses your hands. Also called hands-free faucets, touchless faucets make for a more effortless kitchen experience, and perhaps a less stressful holiday. They contribute to homes selling for 0.6% more and retail for between $400 and $500 for the faucet alone.
Smart appliances
Homes with smart appliances in their listing description sold for 3% more than expected. These appliances are equipped with wi-fi and can connect to your smartphone or tablet so you can operate them remotely. There are smart ranges that let you adjust cooking temperatures and monitor the oven from your phone. Smart refrigerators can keep tabs on the expiration dates or text a shopping list. They can store recipes and read them to you aloud as you cook your holiday meal, or stream step-by-step video tutorials for making perfect mashed potatoes. Smart refrigerators start from $2,000 and go up from there.

Selling a House in Winter: Tips, Pros & Cons
How to sell a home in the winter
Today’s housing market remains the hottest on record so it’s no surprise that homes are selling quickly even when it’s cold out.
The winter months have traditionally been the slowest season for home sales, especially in colder climates. But the dynamics driving the market — namely a shortage of for-sale inventory to meet buyer demand — means that homes are still likely to attract buyers during the holidays.
Selling during the holidays can be a challenge, but with some helpful strategies, expert tips, and creative marketing, you can find a buyer for your home any time of year.

Selling during the holidays can be a challenge, but with some helpful strategies, expert tips, and creative marketing, you can find a buyer for your home any time of year.
Who’s buying in the winter?
All kinds of buyers shop in all seasons. It’s a common misconception that most home buyers have school-aged children, and that they only shop for homes during summer vacation. According to the Consumer Housing Trends Report 2021, 60% of buyers don’t have kids under 18 at home, so they’re not limited by school schedules.
Benefits of selling a house in the winter
Motivated buyers: While more buyers have tended to shop in the spring and summer months, those shopping in the winter are likely to be motivated — often moving because of a job relocation, change in financial situation, or change in family needs.
Less seller competition: With fewer homes on the market in winter, there’s less competition from other sellers, and a limited inventory for buyers.
More time off work: People tend to take time off work during the winter, and weekends can be popular home shopping days. As a seller, it also means more options for showings and open houses.
More attention from agents: When agents have fewer listings, sellers receive more of their undivided attention. The same goes for buyers’ agents — they have more time to arrange showings and negotiate deals.
Challenges of selling a home in winter
Lowball offers: Buyers may think winter home sellers are desperate to offload homes, so be prepared to field lower offers than you might during other times of the year.
Curb appeal is limited: If you live in a part of the country with dark, dreary winter months, showing off a home’s exterior, especially landscaping, can be a challenge.
Financing can be delayed: Due to vacation schedules and bank holidays, it can take longer for buyers to get financing finalized during this season.
Less likely to get multiple offers: In the busy spring and summer season, sellers often find themselves in multiple-offer situations, where they’re able to pit multiple buyers against each other to increase the final selling price. This is less likely to happen in a slower selling season.
Some home flaws are more apparent: If a home is drafty, dark, or leaky, these flaws tend to show themselves more dramatically during the cold winter months.
Tips for a wintertime home sale
Spruce up your online listing
When the weather’s bad, more house hunting happens online. Show your home in its best light by adding a 3D home tour and a floor plan, and write a listing description that is engaging and complete.
Invest in professional photography
Making a home’s interior seem light and bright during the winter takes a professional. When selecting a photo of a home’s exterior, consider one of the tried-and-true tricks to selling a house: Use a picture from the previous spring or summer.
Hire the right agent
When interviewing agents, ask about their experience with winter sales or in slow markets. Find out how they plan to market the home to reach buyers. Start your agent search here.
Price to sell
A well-priced home can sell quickly no matter the season. Using recently sold comparables from the neighborhood, have your agent help you price the home to attract the biggest pool of potential buyers.
Staging tips for selling your home during the holidays
Keep decorations simple
There’s something about the holiday season that makes a house feel like home. But don’t go overboard with holiday decorations. Shoppers want to imagine themselves in your home. Give them the visual space to picture themselves there.
Make it smell good
Holiday scents such as fresh baked cookies, cinnamon or apple cider can make touring a complete sensory experience.
Make it cozy
Winter is the perfect time to emphasize cozy features. Turn the fireplace on, decorate with warm colors, and add a few throw blankets around the home.
Add some (winter) curb appeal
When selling property in winter, curb appeal takes on a different look. Shovel snow, offer umbrellas, illuminate pathways, and make sure there’s a doormat for visitors to wipe their wet feet.

Turn the lights on
Daylight hours are limited during winter months, so maximize light whenever possible. Install higher wattage light bulbs and turn on additional lights, both to make a home’s interior look its best, and to create a warm glow from the street.
Turn the heat on
Drafts are less noticeable with the heat on, so make sure that potential buyers are welcomed inside with warmth. If it’s been a while since examining the HVAC system, now is the time. Affordable fixes like adding insulation, replacing weather stripping, and servicing the furnace also can eliminate drafts and assure buyers that the systems are working.
Clean the gutters
Overflowing or broken gutters can be one of the first (negative) things buyers notice. Once fall ends, clear out all those leftover leaves.

Ready for Winter? Don't Skip These 4 Home Maintenance Tasks
Getting snowed in can be magical, but you'll want to prepare.
If you own a home in a region of serious winters, where driving gets hazardous and pipes freeze, it’s important to plan ahead and have supplies ready. Doing so could save you time and money, and prevent you from spending the cozy season making serious home repairs. (It’s also important to have a good home insurance policy). Here are four potential crisis points to keep on your radar.
1. Roof
Clean your gutters regularly and replace worn shingles, which can lead to water leaks. Without proper drainage, snow and melted ice have a tendency to seep down into ceilings and walls. In cases of heavy accumulation on your roof, waiting for ice or snow to melt may not be the safest way to go. If you need to clear your roof quickly, use a long-handled snow rake or hire a professional snow removal service.
2. Pipes
Frozen pipes can lead to expensive repair bills. To help keep the water flowing, set your thermostat at 20 degrees or above, and let faucets trickle overnight when temperatures dip below freezing. Water pipes on the outside of your home should be insulated.
3. Trees
High winds, ice, and sleet can send branches — or entire trees — crashing down. Always trim limbs that overhang or touch your house. Regular checkups by an arborist can help identify trees that may need serious pruning or even removal.
4. Walkways
Keep the walkways to your home, along with the surrounding sidewalk, shoveled and salted. If someone slips on the ice on your property, you could face liability. Or a very unhappy dinner guest.
