Canadian Home Sales See Downward Trend Continue in October
Housing Market Snapshot for October 2023
Home sales increased by 0.9% across Canada, with 33,921 units sold in October 2023, compared to 33,630 in October 2022.
The average price of homes sold across Canada in October 2023 was $656,625, an increase of 1.8% from $644,945 in October 2022.

▪️بانک مرکزی امروز و طی آخرین جلسه سال 2023 مجددا نرخ بهره پایه بانکی را روی 5 درصد ثابت نگه داشت و تغییری نداد. بدین شکل نرخ بانکی bank rate نیز روی 5.25 درصد و نرخ سپرده deposit rate روی 5درصد ثابت باقی ماند. بانک مرکزی کانادا اعلام کرد چشم انداز تورم همچنین توام با ریسک بوده و این بانک آماده است در صوت ضرورت نرخ بهره را افزایش دهد.

▪️علیرغم افزایش لیستینگ های جدید، در تورنتوی بزرگ فروش ملک طی ماه گذشته (نوامبر) در قیاس با نوامبر گذشته با شش درصد کاهش همراه بوده است. علت این امر را می توان در عواملی نظیر افزایش هزینه های قرضه و ابهام و تداوم نامشخص بودن آینده اقتصادی کشور دانست. به گزارش Toronto Regional Real Estate Board ماه گذشته در تورنتوی بزرگ تنها 4236 خانه بفروش رفته، و این یعنی در شرایط فعلی افراد زیادی قصد جابجایی و خرید ملک ندارند. نکته ناامیدکننده شرایط فعلی آن است که بسیاری از افراد، خصوصا سرمایه گذاران که با هدف سرمایه گذاری ملک خریده بودند حالا مجبور به فروش ملک خود شده اند. به گفته برد املاک تورنتو ناتوانی در بازپرداخت وام در اثر افزایش نرخ بهره، اکنون سایه سنگینی بر بازار ملک انداخته است.
