Home sales increased by 2.9% across Canada, with 26,650 units sold in January 2025, compared to 25,899 in January 2024.
New listings increased by 22.7% across Canada, with 65,054 new listings added in January 2025, compared to 53,009 in 2024.
The average price of homes sold across Canada in January 2025 was $670,064, an increase of 1.1% from $662,963 in January 2024.

Take Action to Protect Your Home From Snow and Water Damage
With the recent heavy snowfall and as the warmer weather approaches in your area, there are a few important things you can do to better protect your home. Melting snow and ice can lead to water damage around or to your home.
A few simple precautions can make a big difference in preventing costly repairs.
1. Clear snow away from your home
If snow or ice has built up on your roof, consider using a snow roof rake to remove the snow build up or hiring a professional for safe removal. Climbing on a slippery roof can be dangerous, so it's best to leave it to the experts. Continue monitoring the thickness of the snow or ice on your roof and plan for its removal should it reach more than 5 cm in thickness.
Snow piled around basement windows and your foundation can cause water to seep in as it melts. Keep snow at least a few feet away from your home to prevent water coming into your basement as it melts. Don't overdo it - heavy snow can be difficult to move. Take breaks or ask for help if needed.
2. Manage water drainage and prevent water pooling
Regularly inspect and clear drains, gutters and downspouts for ice or debris accumulation and remove the snow around them. Point downspouts away from your home to avoid pooling water, and extend them to direct water at least six feet away from the foundation of your home.
Water pooling around your basement foundation can cause water to seep into your home. If you have a sump pump, it may be a good idea to ensure it's working properly to handle any excess water from melting snow. You may also want to check that you have a backup source for your sump pump.
3. Monitor for ice damming
Water from melting snow and ice can cause serious damage to your home. If you see icicles hanging, this could be a sign of ice dams, which block water from draining off your roof. When that happens, the water may be forced inside your house, which could result in damage to your home. If you notice icicles or signs of water pooling at the roof's edge, take action by hiring a professional to come resolve the issue.
Taking these few steps now can help minimize the risk of leaks, flooding and structural damage later.
