▪️Toronto City Council has voted 18-7 to end single-family only exclusionary zoning, allowing duplexes, triplexes and fourplexes in all residential areas of the city.

▪️دیروز شورای شهر تورنتو به اجازه ساخت دو تا چهار طبقه برای املاک تک خانواده رای داد. پیش از این لس انجلس هم برای رفع مشکل مسکن این راهکار را ارائه داده بود. ساخت چهار طبقه واحد مجزا،در همه مناطق تورنتو مجاز خواهد شد و به عرضه ملک و کاهش شتاب قیمتها کمک خواهد کرد.

▪️از ماه ژانویه تاکنون قیمت ملک خانه در کانادا 100 هزار دلار افزایش یافته است. طبق گزارش Canadian Real Estate Association متوسط قیمت ملک در ماه آپریل 4.3 درصد افزایش و حالا نسبت به ژانویه حدود 17 درصد افزایش یافته است، که نشان دهنده نوعی جهش در بازار است. قیمت شاخص MLS یا MLS Price Indexنیز نسبت به ژانویه پنج درصد بالاتر رفته است. حجم فروش در این ماه 11.3 درصد افزایش داشته است درحالیکه لیستینگ های جدید تنها 1.6 درصد رشد داشته اند.

▪️به گزارش اقتصاددان ارشد بانک RBC بنام Robert Hogue ، اصلاح بازار مسکن به پایان رسیده و حالا فروشندگان مجددا صحنه بازار را در دست گرفته اند. به گفته وی،‌ پس از یک سال سراشیبی، بهار 2023 نقطه برگشتی در بازار مسکن است و میزان فروش ماه به ماه در ماه آپریل 11.3 درصد افزایش داشته است. همچنین طی ماه گذشته بسیاری از بازارها شاهد افزایش قیمت ملک بوده اند.

Sellers are 'back in the driver's seat' in Toronto's housing market, RBC says

A housing correction that RBC once called ‘historic’ appears to have run its course and sellers are now “back in the driver’s seat in most major markets,” a new report from the bank suggests.

In a report published this week, RBC Senior Economist Robert Hogue said that “spring 2023 increasingly looks like the turnaround point for Canada’s housing market after a year-long slump,” with home sales across Canada rising 11.3 per cent month-over-month in April.

He said that the average benchmark price also increased in about three-quarters of all markets tracked by the bank last month, including in Toronto, where prices rose 2.4 per cent to an average of $1.1 million.

Prices were up 5.4 per cent month-over-month in Hamilton and 3.9 per cent in Kitchener-Waterloo.

"Earlier tentative signs of a turnaround in Toronto and Vancouver were confirmed in a big way in April," the report notes. "Home resales jumped 27 per cent and 25 per cent month over month, respectively, rolling back roughly one-quarter of the correction in one go. It appears buyers are quickly regaining confidence in both markets now that the Bank of Canada has paused its aggressive rate hike campaign."

RBC had said as recently as December that the GTA had become a buyer’s market, despite "demand-supply conditions looking reasonably balanced nationwide."

That, however, appears to have changed.

The average price of a Toronto home was still down 7.8 per cent year-over-year in April, according to the latest data from the Toronto Regional Real Estate Board. But prices have now risen in two consecutive months.

"April's widespread vigour is a surprise to us. While we did expect the market to reach its cyclical bottom this spring, we thought it would take a while for the heat to return. Our view was—and remains—that the significant loss of affordability in the past year would keep buyers timid for some time," Hogue wrote.

"First-time buyers, in particular, continue to face major hurdles. Perhaps soaring immigration and a boiling hot rental market are becoming the primary driving forces fueling homebuyer demand. In which case, we could see prices extending April’s gains—possibly materially."

The average price of a Toronto home across all property types peaked at $1,334,062 in February 2022 before dropping to a recent low of $1,037,542 amid an aggressive campaign to push up the cost of borrowing.

The average price of a GTA home in April was up about 11 per cent from the market’s low point ($1,153,269.).

▪️اگر همه چیز طبق برنامه جلو برود و سازندگان موفق شوند طبق برنامه ریزی های خود پیش بروند، بلندترین برج کاندو در جنوب اونتاریو با هفتاد و هفت طبقه، و ارتفاع 224 متر ساخته خواهد شد. این آسمانخراش 77 Niagara دربرگیرنده 962 واحد مسکونی می باشد و بلندترین ساختمان در جنوب تورنتو، یعنی نیاگارا خواهد بود. لوکیشن این پروژه در نزدیکی خیابان معروف کلیفتون هیل و در تقاطع خیابان استنلی و رابینسون خواهد بود. شکل ظاهری این آسمانخراش موجدار است و از ساختمان از نیمه کمی انحنا پیدا می کند.

به نوشته اقتصاددانان نشنال بانک، در سه ماهه اول سال 2023، بازار ملک کانادا شاهد بزرگترین اصلاح قیمت به لحاظ توان خرید ملک در چهار سال بوده است. این نوشته به تحلیل توان خرید ملک در شهرهای مهم کانادا پرداخته است و عواملی نظیر قیمت کاندوها، و دیگر مسکن ها و بازار ملک بصورت کلی را در نظر گرفته است. این نتیجه گیری براساس پیگیری وضعیت خانواده هایی با درآمد متوسط و نیاز آنها برای پس انداز کردن حداقل پیش پرداخت برای خرید یک خانه متوسط اتخاذ شده است.
این گزارش نشان می دهد در سه ماهه ابتدایی سال، توان خرید ملک در ده شهر اصلی کانادا افزایش یافته است- چیزی که در دو سال و نیم گذشته برای اولین بار رخ داده است. بزرگترین اصلاح در ونکوور و سپس همیلتون و تورنتو رخ داده است.

Sticking the Bank of Canada with the 'dirty work' means higher rates for longer
Governments need to help battle inflation by reining in spending, says CIBC

The Bank of Canada could use a little help.

In the fight against inflation, central banks, including Canada’s, have been left to do the “dirty work” of easing demand by raising interest rates, says a new study by CIBC Economics.

Yet more belt tightening by governments would accomplish the same thing, and have benefits for the economy that are not occurring by letting the Bank of Canada do all the heavy lifting, write CIBC economists Avery Shenfeld and Andrew Grantham.
The Bank of Canada raised its benchmark interest rate again last week to 4.75 per cent and economists believe another hike is likely. They also see rates staying higher for longer, with CIBC pushing its forecast for the first rate cut to June of next year.

“If the job of engineering that slowdown is left only to the Bank of Canada, monetary policy will have to squeeze on growth for a longer period than we previously thought,” said the economists.

Fiscal policy could do more to help “cool off the fire.”

Though pandemic support programs have now wound down, cheques are still going out to households. Ottawa’s “grocery rebate” could lift the country’s gross domestic product in the second quarter by 0.4 per cent, said the economists.

“While much of the spending was labelled as a way of helping households with the costs of living, the bump up in transfers went above and beyond inflation and represented stimulus in real terms,” they said.
